Real estate market data and comparables, on every deal
The moment a deal is created, DealQube geocodes the address and pulls data from the market providers you subscribe to. Comparable properties, your own portfolio nearby and, for self-storage, competitors' current street rates are waiting on the deal before anyone opens a browser tab.
Comparables map
See the competitive set around every property
Real estate value is local. A property's rents depend on the alternatives a tenant or guest can choose nearby, what those alternatives charge, and how much new supply is coming. DealQube puts the subject property at the center of a map with distance rings and plots the comparable properties from your data providers around it.
Click a comparable to see its current rates, how they have moved, and a link to its website where available.
- Comparable properties and their rates from your providers
- Your owned properties, filled in from your portfolio list
- Other deals in your pipeline, which open when clicked
- Distance rings in miles or kilometers
Market data providers
The data sources your team already pays for, working together
Most acquisition teams subscribe to two or three data providers and switch between their websites while screening a deal. The right providers differ by country and property type, so DealQube connects to the ones you use and saves what it pulls on the deal, within each provider's license terms.

Know where the subject prices against its market before you underwrite
Before an analyst spends a day on a model, the team wants a quick answer: is this property priced above or below its market, and is that a risk or an upside? For self-storage, DealQube lines up the subject's street rates against each competitor, by unit size and distance, and highlights the competitors priced below it.
Today this comparison uses self-storage data from StorTrack and TractIQ. Coming soon: the same comparison for apartments, commercial space and hotels, as data providers for those property types are connected.
When one of your own properties sits in the same submarket, DealQube shows it in the set too, so you can see from the start whether a new acquisition would compete with an asset you already own.
| Property | 5x10 | 10x10 | 10x15 |
|---|---|---|---|
| Subject | $78 | $142 | $189 |
| Competitor A, 0.4 mi | $69 | $119 | $192 |
| Competitor B, 0.9 mi | $74 | $128 | $176 |
| Your property, 4.6 mi | $82 | $145 | $199 |
Street rates below the subject are highlighted.
Comparables, coming next
A comparables section with no manual entry
Our roadmap takes market data one step further: a comparables section built entirely from provider data. DealQube will blend several sources using default weights your team sets, with a slider to change the weights or switch a source off for an individual deal. The blended view then flows into your underwriting template so analysts start from the same numbers.
Market data questions
Do we need our own data provider subscriptions?
Yes. DealQube connects to your existing subscriptions using your credentials, so you keep your current data agreements and DealQube shows the data you already pay for inside your deals.
Which market data providers does DealQube support?
Google Maps for every deal, and StorTrack and TractIQ for self-storage, are built in. Apoorva builds connectors to the other providers our customers use, in any country. Tell us which ones your team relies on.
When does DealQube pull market data for a deal?
As soon as the deal's address is geocoded, which usually happens the moment the deal is created. If the address is not yet clear, the deal is flagged incomplete and the data is pulled once the address is confirmed.
What happens to the data if we cancel a provider?
That depends on your agreement with the provider. Some licenses let data already pulled stay on your deals; others require it to be removed when the subscription ends. DealQube follows the terms of your license, and new deals stop receiving data from that provider.
